Things You Should Never Tell Your Real Estate Agent
64Having a real estate professional on your side is a valuable tool whether you are buying or selling a home. All agents are bound by a code of ethics and should maintain a strictly professional relationship with clients while welcoming communication and exchange of information; however, there are a few things that you should never tell your real estate agent. Some of these issues are:
- That you are just using him/her to get a bit of information, get an idea of the price range of your home and condition of the market in your neighborhood, but you are never planning to hire him/her, since you are planning to list with your friend or family agent, who cannot help you at the time.
- That you don't particularly appreciate his input in a matter concerning your home because your friend/family member who was in real estate a decade ago has a different opinion.
- That you will not lower your price ever, no matter the condition of the market. This attitude is also wasting your time and wasting the agent's time since a house that is overpriced or priced above similar homes will not sell.
- That you will not sell your home to a particular race or ethnic group. Your agent must renounce the listing, as he/she is bound to obey the fair housing act and code of ethics.
- That you want to sell your home, but want the least exposure possible so other people don't find out and speculate what is going on with your finances. A home needs as much exposure to be able to sell it.

In this buyer's heaven, where interest rates are collaborating as well that is not to say that buyers do not face some challenges of their own.
- That open houses don't sell homes; they only give more prospective clients to an agent. This is far from the truth as every person that visits an open house is a prospective buyer of your home.
- That you are waiting for the contract to end, but in reality, you changed your mind about selling your home, and will not. This wastes your agent's time, and yours.
- That you are enlisting the help of three more agents to search for your dream home, all at the same time. Agents work on commission, and they would like to refer business to other agents in other areas if they cannot help you. They also appreciate the relationship that they establish with a prospective buyer. If an agent feels that you are just wasting his/her time, mileage, and gas, and are not serious about buying a home, he/she will eventually let you go very politely or refer you to another agent.
These are just a few common sense issues not to address with your agent.
