The Real Estate Short Sale

With the entire financial upheaval taking place within the real estate markets short sales are increasingly popular. Your real estate agent can help you get your home sold quickly, but there are certain things that you can do to make it easier to transition and get buyers to see that value of the property. Your agent will be able to get a comparative value for your home and you can have a good idea of what your real estate is worth.

A comparative analysis shows the best market value of your house and can help you determine and attractive asking price that will attract buyers. Unfortunately because of the number of foreclosures and unstable economy most homes are priced extremely low. Often there are a number of similar homes that will be on sale at the same time as yours with really low prices. Real estate purchases are not short term investments so when it is a difference of maybe a few thousand dollars, buyers are inclined to go with a home that they can see themselves living in for a while.

Make a list of repairs that need to be made, cosmetic things are important to fix, but don't go overboard and remodel your entire home just to sell it. Make sure all utilities are in working order or at least not in a negligent condition. Depending on your financial condition this may or may not be easy to accomplish. After you have compiled your list, put them in order of priority. Ask your agent for suggestions, and fix a budget. Do not go over budget, you will be selling this property so do not feel to pressure to make it look like a designer home.

Pay attention to your landscaping. In order to attract buyers to even get out of the car there should be something that is welcoming and appealing. If you have a nice lawn keep it, and you can buy flats of flowers at the local home and garden store for under $15 dollars. This is a decent investment and can make a difference to the final selling price of your real estate.

Remove clutter and take out all unnecessary furnishings and personal junk. Try to stage like a professional make your home look its best on the outside and the inside. This helps buyers to imagine themselves there, and with less junk the house will look bigger. Remember you only get one first impression and make each one count.
