62Short sales seem to be the words of the month when it comes to those that are talking about the housing market. Though, many people are still not quite sure what these short sales are. In all reality, these short sales can be great deals for both the buyers and the sellers of the home. It keeps the sellers from having to foreclose on the home, while buyers get a great deal on a house that they may have otherwise not had a chance of affording. However, the problem comes with the bank agreeing to the short sell. Why? Simply because the bank may have more invested into the home than what they would get for it through a short sale. However, banks are considering this idea more and more because the real estate market is a fickle market and no one knows what tomorrow will bring, much less what it will be like a month from now.
The difference between the short sale and the regular sale is that all offers that a buyer makes goes through the bank. The off may be accepted or not. The bank is going to be in control of all of this. However, even if the bank receives the offer and accepts it, the process is still several months from being completed. For a few months after the deal is accepted, the house can still fall into foreclosure, and when this happens, the buyer has lost the home. Just because the bank has an offer on the line, does not mean that they are going to bend the rules for anyone.
With all of this in mind, short sales are still a great option for buyers to try out. If everything works out as planned, the buyer could potentially get a great home for a much lower price than what they intended to spend in the first place. When making these kinds of deals it is important that the buyers have legal counsel during the process so that it can be certain that all the rules and regulations set in place are being followed and the buyer is not being given a run around. Remember, though that short sales are not guarantees that the person will get the house, many times people have started the process only to loose the house in the end. Therefore, people have to make sure that they are not putting all of their hopes and dreams into one basket in order to make sure that they are not highly disappointed in the end.
