Selling Your Home During a Slow Market

Recently the United States went through a real estate crisis. Homeowners were losing jobs and in turn, losing their homes. Other homeowners wanted to get out from under high interest rates and the prospect of foreclosure. Even during the recent real estate crisis, there were many individuals ready to take advantage of low sale prices and to purchase a home.

While the real estate market is recovering, the going is still slow. If you find that you need to sell your home during this slow market, you need to understand how to properly prepare your home in order to make it appealing to potential home buyers. Showing a home that is in good shape and ready to be lived in is something not every home owner considers. Sometimes they over look simple things like basic repairs. Before you put your home on the market, take a look around to see if there are things you can fix, such as a loose handle on the cupboard door or a torn screen. They may be small things, but by fixing them you are showing a potential buyer that you care about your home.

Your real estate agent will want to show your home at the drop of a hat. You need to make sure that the house is kept clean and tidy at all times. Impress upon your family that the house needs to look good at all times while you have it on the market and warn them that people will be coming to look at it. All personal items and documents should be put away neatly. If you have pets, make sure that they are absent from the home during a showing. Cat litter boxes should be clean at all times so that there is no odor in the home.

Many homeowners who are attempting to sell their home utilize the services of a professional home stager. A home stager will come into your home and will work with you to remove any clutter from the house that could be detrimental to the sale. They will also help you depersonalize the home so that it is more of a showcase than your living space. This helps the potential buyer envision what the house will look like once they have placed their family treasures in it.

Finally, make sure that you are asking a reasonable price for your home. It doesn't matter how much it would have sold for last year or the year before. What matters is how much it will sell for this year. You must keep your asking price within the current real estate prices. If you ask too much, your house will be overlooked by potential buyers. If you ask too little, you could be giving your house away. A fair price, as established between yourself and your real estate agent, will help get your home noticed by potential buyers and should eliminate a lot of unnecessary negotiation.
