In the real estate market, each real estate agent who makes a dent in the market, either helping someone to sell or buy a home or property, is said to have market penetration. The deeper you can penetrate into the market, the more sales you will have and the larger niche you will possess. A niche is a segment of the market at large which one particular agent or group of agents controls. As a real estate agent, you want to have as large a niche as you can.

There are several ways to enlarge your real estate niche so that you have greater market penetration as an agent. One way is to simply communicate with people who are likely to need your services. That can be residents of a specific geographic area, or people looking to buy or sell a specific type of property. Reach out to these people and communicate, not once, but several times over a period of time. Send out newsletters and invitations to open houses or social events. Personalize mailings for the type of people you are seeking to reach. Get your name out there in the area so that people will remember it when looking for a good real estate agent. The more people see your name and associate it with good things the more likely they are to turn to you for help with their real estate needs.

Advertise based on what you know and emphasize your strengths. If you are particularly good at selling condos, focus on people who are likely to prefer condos over other living arrangements, and make your contacts personalized to the style of living that condo owners will prefer and relate to. If you know a lot about a specific housing complex, advertise your knowledge and make yourself personally known, by face as well as just reputation, to the people in that area. Reach out in personalized ways, like home visits and phone calls, rather than just relying on impersonal billboards and mailers.

Do not try to conquer the entire market. That is too large a task for any individual or firm. Do what you can as one person, and let that be enough. Choose what you know and like, and share your passion for that one area with others who are likely to appreciate it. Make yourself the expert in your little sphere of influence, and then slowly expand that sphere to reach more potential clients. In that way, your niche will grow as well as your reputation.
