One of the most popular ways that are people are making a little extra money or changing their career options is real estate investing. Investing is real estate is popular for not only those who wish to make it a life long commitment, but also for those wanting to turn a quick profit. This article will touch on these two options and what each option holds for the investor.

For those wanting a long-term commitment, this will involve buying houses and renting them out to people. This has many benefits. For starters, you are getting a constant stream of income monthly. However, there are things to be considered. For one, more than likely a mortgage was taken out on the house, which means that the rent may just cover your mortgage payment. So you may not see profits for the first number of years while the mortgage is being paid. However, ten or fifteen years down the road, you will have that steady stream of extra money. Another consideration to make when thinking long-term real estate investing is that you are the landlord, meaning that when problems arise you have to deal with them. This type of situation needs to be approached with having the idea that you will be literally taking on another home, repairs and maintenance wise.

For those looking for short-term real estate investing, these people lean towards what is referred to flipping a house. These types of people usually make their living off of this. Though it is short-term with one house, it is constant work throughout the year. These people will usually buy a house that needs a bit of work for a low price, sometimes paying cash to get the house for an even lower price. Once they own the house, they will begin to make repairs, as well as upgrades to make the house more attractive to potential buyers. Once the house is complete, the owner will put the house on the market to make a profit, despite the initial investment. This type of investing has many benefits, first once it is sold it is out of your hands, there is no maintenance or repair after being sold. Secondly, it allows for variations of profit. Many times these people are able to make a significant profit on their investment. The drawbacks though, sometimes outweigh the benefits. What the person makes depends entirely upon the type of market that they are facing, as well as their work on the house.

Both types of real estate investing have benefits and drawbacks. Which option is the perfect fit for a person will depend upon the level of commitment and time that they want to instill into the home.
