Those that are looking to buy a home right now are going to find that they have their pick as to what they are really looking for. Many homes that are on the market right now are simply sitting there since the market is not doing as well as it once was. With that being said, many people are going to be looking for the best deal that they can find to save them money in the long run and when doing this they are going to need some tips on how to negotiate to get the home of their dreams for much less than what they expected to pay.

The first thing that people should realize is that if they want to know just what kind of offer to make, they should consider why the seller is selling the home. For example, if the seller is ready to retire and wants to move as soon as possible, or the seller is facing a bank foreclosures and simply needs to get out of the house, then they are going to be more likely to accept an offer that is a bit lower than what the other homes in the area are going for. However, if the person is one that is basically selling the home because they are wanting to move, but are in no hurry to do so, lowering your offer is not going to get you anywhere. So rule number one, know your seller.

Secondly, if you see the home on the market that you love, wait a month and then offer a price if you are truly wanting to get the lowest price possible. Those that are selling their home on the market after having it there for 45 days or more are starting to feel desperate to sell the home. Thus, they are much more likely to accept a lower offer and you are more likely to get a home for much less than what you intended to pay the first time around.

Do your homework and know what other homes in the area have sold for, especially those that are comparable to the size of the house that you are looking at and the style of the home as well. This gives you a great bargaining chip if the person is not wanting to lower their price. And it also allows for you to give a fair price that is not going to offend anyone, which could lead to the person making an even better deal when they are fair about things.
