Finding real estate that suits your needs and your budget may be easy since the market is flooded with homes. But keep in mind the mistakes of the last decade and make sure that your goals are realistic and attainable. Do not make the mistake of shopping above your budget or buying with feature that you don't need or really want, often these unnecessary features add to a higher sale price and if it is something you don't need or want it isn't really worth it.

Buying a home is always a serious decision and like all serious decisions try to limit the effect of your emotions. Emotional buys are usually how people wind up in trouble. With home buying a certain level is expected, but if you can manage it you will be much better off. The best way to approach these decisions is to make lists. In one column list the absolute must have in your home, consider your family size and family growth plans. If you are buying in this market you should plan to hold onto this home for a while. If you have small children that can share a room now how will this work if they decide to grow up. Do you need to have home office space? Then, you don't compromise on that. Some features are negotiable, and can go into a secondary criteria list. Do you absolutely need to have a deck or a swimming pool? Your list will ultimately be based on your values and needs, just be sure to stick to it.

Another absolute sticking point is your budget. Only spend what you can. There are so many homes on the market at affordable prices. The buyer is the last one that should feel pressured. Take your time and act reasonable and responsibly. Once you have narrowed down your choices based on your criteria, then you can relax a bit and allow a bit more emotion. Again, a list of Pros and cons can help you make the final decision. By assigning weights and values to the pros and cons on your list can help you to make a logical decision and help to clarify your thoughts.

Communicate with you real estate agent and make sure they understand what you are looking for and are showing you things that fit. Time may or may not be an immediate factor, but unless the homes you are looking at fit your criteria, you are wasting time. Be level headed and have fun, you don't buy a new home every day.
